A little about Port Charlotte, Florida
Port Charlotte was established in 1921, compared to many other cities in Florida this is relatively recent. To this day about 84 percent of Port Charlotte’s real estate is preserved land. Of that land there is a large amount of hiking/biking trails, canoe/kayaking waterways and beautiful natural scenery. Port Charlotte is the 17th largest estuary in the country, and 2nd largest in the state. The town has also been rated one of the 10 greatest places to sail in the United States, showing that if you love to sail then you need to experience the waters of Port Charlotte.
Port Charlotte is an outdoor enthusiasts dream with many things to do from golf to fishing and hiking. Charlotte Harbor and the Gulf Islands are world-renowned for their world-class fishing locations. Charlotte Harbor is Florida’s second largest open water-estuary. This Harbor is formed by the blending of saltwater from the Gulf of Mexico with freshwater from the Peace and Myakka rivers. This bi-water blend creates an important ecological breeding ground for many fish including Barracuda, Tarpon, Snook, Redfish, Copia, Grouper, and many other water life creatures. Among all the fishing areas Deep Sea, Flats, and Back Bay are the top places where anglers try to set personal records or International Game Fish Association world records. Charlotte Harbor was recently ranked by Golf Digest as the 3rd best place in America to live and play golf. Charlotte Harbor boasts two 4.5 star rated golf courses as rated by Golf Digest. Charlotte Harbor offers an array of golf courses, available for play year-round. There are more than 20 golf courses enthusiasts can choose from ranging in difficulty from executive to championship level, each offering different landscaping, and scenic vistas. For a fun day of hiking there are more than 70 parks, preserves, and recreational areas. There are many different animals and scenery to see while out hiking and biking, this includes many different species of birds, turtles, and other exotic animals. The Charlotte Harbor Preserve State Park has 30,000 acres of its 45,218 acres located in Port Charlotte, much of which you can hike on including Old Datsun Trail. Several environmental centers offer guided tours and education on wildlife and nature.
In Port Charlotte all the public schools are operated by Charlotte County Public Schools. All of the schools in Port Charlotte have received “A’s” from the State Department of Education. The only public school in Port Charlotte is Port Charlotte High School, but there are many other Schools. Job opportunities in Port Charlotte are quickly becoming available. Cities in Florida are rapidly growing in size and density and Port Charlotte is at the top of the list for growth rate. Due to this rapid growth there are many things to do in Port Charlotte to stay busy and entertained. 
Self Employed >No Problem There is no doubt about the fact that it could be more difficult for you to get a mortgage loan if you are a free lance viola player than if you are a government accountant. Traditionally, lenders have been more cautious when evaluating loan applications from buyers who are self-employed than from those who work for a regular salary.
If you are self-employed, there is no reason for you to shy away from applying for a home mortgage loan, especially if your earnings have been in the same field for at least two years. Before you begin your search for a house, it is a good idea to meet with an agent of your choice who will be happy to accompany you as you meet with one or more
loan officers. They will probably want to analyze your tax returns for the past 2 or 3 years. Because people who are self-employed can write off many expenses that salaried individuals cannot, it is possible that self-employed individuals may look impoverished on paper. Try to get pre-approval from the lender, and ask for a letter to that effect which the real estate agent can attach to any offer you submit on a home. This will make you look more attractive to the sellers.
