A little about South Gulf Cove, Florida
South Gulf Cove, Florida, is found on the Cape Haze Peninsula, this is midway between Boca Grande and Port Charlotte. This beautiful area is a unique place that provides restricted waterfront residencies built on about 6,200 acres with 15,000 deeded lots, of which 4,734 are located bayside. The community has more than 100 miles of streets within its perimeter. You have a variety of South Gulf Cove real estate choices by having homes located right on the waterfront or on dry, land-locked lots. The beachside sites may be built along the sea walls or have a natural canal frontage view. Some locations are accessible only by sailboat with no bridges, while other real estate properties may have special clearance bridges.
South Gulf Cove, south of the very popular Sarasota, is home to 126 passable canals that total approximately 55 miles. The waterways in this area make up almost one third of all the canals in Charlotte County. This large amount of water provides beautiful scenery that you can enjoy with your family. South Gulf Cove is an island connected by four bridges due to the path of the canals passing through its location. South Gulf Cove’s immense water area makes it a fisherman’s and boater’s paradise. The Interceptor Lagoon provides access to the Charlotte Harbor, as well as to the Gulf of Mexico!
It is not long ago that South Gulf Cove was considered out of the way. It is now home to many fine restaurants, retail shopping and a variety of events, activities and attractions.

In most real estate transactions there are a few responsibilities that the sellers need to handle before the closing, such as repairs and termite extermination. The deadline for completing these obligations usually coincides with the actual closing. Many sellers barely make that deadline. Your buyers will probably get a structural inspection done after the contract is ratified. Within 10 days of the contract's acceptance by all parties, the pest inspection should be scheduled. Since these repairs will have to be made anyway, it is a good idea to get them done promptly.
